St Helens Expansion For Alps Group
Property specialists, Alps Group have expanded their office in St Helens due to their growing portfolio of work in the North West.
Alps Group, based in Alexandra Park, Prescot Road, St Helens, provide a full range of commercial property and real estate solutions for corporate companies, private landlords and tenants both in the UK and abroad.
The St Helens office was originally opened to service the needs of Alps’ retained clients, Pilkington Group, and they are now offering their expertise to property owners and occupiers throughout the North West generally and Merseyside in particular.
The company specialises in working with occupiers of commercial or industrial property who need practical and professional advice on a wide range of issues including building surveying, planning consent, regeneration of sites and property portfolio management.
Recent work in the St Helens area includes Alps Group’s appointment to sell a 11,000ft² industrial unit in St Helens on behalf of Oceanwave Estates.
The former DG Engineering facility is set on a site of 0.47 of an acre close to the town centre in a popular trading location which is suitable for continued commercial use or, subject to planning, could be redeveloped to provide purpose built accommodation.
Alps Group also worked successfully with Pilkington and Jones Homes to prepare a 25 acre former industrial site in St Helens for redevelopment. Planning permission for a new residential development was granted last year and Alps were praised by the local authority and the developer alike for the high standard of consultation and site preparation work undertaken.
Alps Group CEO Peter Alcock said: “We have been established in Derby for 12 years and have worked with a wide range of clients throughout the UK and internationally.
“We are delighted to have expanded our operations to better service the North West where we already have extensive experience including handling the corporate property portfolio for the Pilkington group.
“Due to our increasing levels of work in the region, we already plan to grow the team based here over the coming months and are currently recruiting additional building surveyors to handle the expanding client portfolio of tenants and landlords requiring these specialist and sought-after skills – particularly in carrying out due diligence at the beginning and end of leases.”
Peter continued that due to the economic climate, many businesses who own property either for their own operations or for lease need specialist support to generate maximum returns.
He continued: “Companies will always need property – not for investment, but to house their core business. This is obviously a high cost necessity so it needs to be well managed to keep costs at a minimum and we are effectively their in-house property team but with wide-ranging expertise that they probably could not afford to sustain within their own businesses.
“By supporting clients with a wide range of corporate management services from payment and collection of rents and property maintenance work schedules to disposals and rent reviews we are able to make their property investments work harder – saving them money and time and allowing them to focus on their core business.”
Another key aspect of Alps Group is supporting clients with redundant land or property and providing an all-inclusive service to ensure clients get the best value for their assets.
Peter explained: “The economic climate means that many businesses have to rationalise their operations and when, for example, a client advises us that an operational facility is to close, we confidentially assess its potential for a higher value use and give expert advice on the recommended way forward and the costs involved in doing so.
“We always urge clients not to dispose of surplus assets until they have assessed all the options available. It may not always be possible or financially viable to increase the market value of their asset but in these uncertain times it’s important to carry out thorough due diligence first.
